This project consists of the following: Demolition of 29,488 SF commercial and warehouse space and 1,330 SF of apartments. Construct an new 94,351 Gross SF Mixed Use Building consisting of 2,759 SF Commercial Space, 76 one and 2 bedroom Apartments plus community amenities including fitness center, roof top decks with fire pits and built-in BBQ, Rental Office and bike parking. Project also includes 88 parking spaces, on and off site improvements and the reconfiguration of one block of Ortega Street.
Note the the lender (HUD) requires a separate Bid Price for Off-site Improvements. (see drawings G-1, C-1 through C-7 Offsite Work) Note that utilities trenching, taps to main utility lines and meters at back of property line shall be considered "On-site Costs" All other work outside of property line is considered "Off-site Costs".
Please provide a separate cost for this Off-site work as part of your bid.
